3201 cain’s hill place

 In Development

Project Description

The applicant proposes to install a 26-foot-high glass and steel canopy over an existing 1000 square foot outdoor dining patio. As part of the proposed project, the applicant will also remove a pair of patio walls at the ground level and the existing aluminum and fabric canopy over the entrance. No other changes are proposed to the structure itself or the rest of the site as part of this application. While there is no change in use proposed here, the construction of the new canopy will reclassify the existing 30×38’ patio as covered space, impacting the parking calculations.

SAP#:  SAP-24-066

Variation Requested: none at this time

Recommendations Regarding Variations:

The application did not include renderings of the proposed structure. Without those, the DRC is unable to determine if any variations are necessary and whether they should be granted

Additional Recommendations:

The applicant should present updated parking agreement(s) to demonstrate they have access to sufficient parking to meet the additional demand from the reclassified patio space. As a reminder, all covered patios require one space per 200 square feet of floor space versus one space per 400 square feet for outdoor space.

The Development Committee DOES expect to see this applicant again as significant changes need to be made to the proposed plans that will necessitate additional variations, and the City staff and/or Neighborhood Association requests additional input from the DRC
