Description:   Fifth Group Restaurants, in tandem with Cousins Properties, Inc., is working to renovate a 1616 SF all season patio and 7100 SF restaurant space at 3280 Peachtree Road NE, the Terminus 100 Building, The renovation will create both a pedestrian-friendly experience and aesthetically-appealing exterior where both the existing patio and canopy are dramatically reworked. Using modern, yet authentic materials, such as vertical “wood-like” slats in the upper patio canopy in light, yet rich, beachy tones, and repeating this same vertical expression in the vertical board formed concrete patio and planter beds below.

Recommendations Regarding Variations:

Section 16-18L.012(4)(c) – The applicant requests a variation to allow for the “fence” around the exterior of the patio to exceed the allowable maximum of 8 feet.

Recommendation:  The committee notes that there is no definition in the code to allow for differentiation between screening approaches such as that proposed by the applicant and fences.  The proposed screen incorporates aesthetically pleasing materials and has significant percentages of openings between the rails.   Therefore, the committee recommends approval of the requested variation.

Additional Recommendations:

  • The committee notes a potential pinch point between the building monument sign and the north western corner of the patio and recommends the applicant make every effort possible to maintain adequate width to allow for pedestrian access along this major point of entry from Peachtree Road to the Terminus Building.
  • The committee commends the applicant on the incorporation of aggressive composting and recycling approaches.
  • The committee recommends the applicant coordinate with Livable Buckhead to offer reduced cost monthly MARTA passes to its employees.
  • The committee recommends the applicant coordinate with Livable Buckhead to develop a solution for glass recycling.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
