Recommendations Regarding Variations:

Section 16-18L.010(1) – Supplemental Zone elevation and grade.  Applicant requests a variation to exceed the 36” maximum height requirement due to topographic constraints.

Recommendation:  The committee is of the opinion this variation is not required, however, the committee recommends approval of the requested variation should the city determine it is required

Section 16-18L.010(4)(a)(i):  The applicant requests a variation to allow the tenant identification signage on top of the retaining wall facing Peachtree to exceed the 42 inch height maximum.

Recommendation:  The committee recommends approval of this request given the incorporation of glass for the sign which allows visibility.

Additional Recommendations:

  • The committee notes this location was included in the Mile Long Museum concept for consideration as a monumental sculpture location and recommends the applicant consider incorporation artwork into the proposed design.
  • The committee recommends the applicant ensure measures are taken to prevent skateboarding on the seat walls.
  • The committee recommends the applicant consider incorporating techniques to prevent graffiti on the poured concrete walls – including the possible inclusion of mural-type artistic treatment.
  • The committee recommends the applicant work with GDOT to tighten the turning radius off Peachtree Road to slow traffic entering the site and enhance pedestrian safety.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
