Description: Renovation of first floor of prior Pirch retail space to include a 350 seat restaurant with accessory 1,100sf brewery and 2,300 sf of outdoor dining area along Peachtree Road.  The brewery operation will only provide beer for consumption within the establishment – not for distribution. The development will include modifications to the fenestration to incorporate glass garage style doors that will be opened for bar seating as well as additional planters, railings, and bike racks along the street frontage.

Recommendations:

  • The committee commends the applicant for developing their plans and operations in a split manner that facilitates sidewalk activation by providing outdoor dining and pedestrian entry directly from the street as well as from within the parking deck. The committee recommends the street facing entrances be open at all times when the restaurant is open for general public operation.
  • The committee recommends the applicant anticipate heavy scooter usage and specifically designate and visibly identify areas where the scooters should be parked.
  • The applicant proposed the relocation of two of the four existing pedestrian street lights to coincide with the design of the outdoor area. If the City staff determines that a variation is needed, the committee recommends approval.
  • The applicant proposed the location of bicycle parking amenities along Oak Valley Road adjacent to the existing planting beds. If the City staff determines that a variation is needed, the committee recommends approval.
  • The applicant indicated that space is available for recycling to occur and the committee recommends the applicant recycle as well as provide composting services for the restaurant and brewery operations.
  • The applicant proposed a stationary decorative railing/fence along the outer edge of the seating area. If the City staff determines a variation is needed for this railing to be affixed the committee supports the request.  The railing should, however, be required to meet zoning and alcohol code height requirements.
  • The applicant indicated that the development will exceed building code requirements for energy use. The committee commends them for this attention to energy efficiency.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
