Description: The applicant is requesting modifications to the previously approved (and currently under construction) refresh of the access way and grounds in front of the South Building of Buckhead Centre complex. Specifically, the applicant would like to modify the exterior of the one-story restaurant portion of the structure for a tenant fit out of the vacant restaurant space. As part of the request, the applicant is proposing to swap out the existing windows and doors, make minor changes to the material cladding the structure and repaint the area. Additionally, there are several pergolas and trellis structures to be added in and around the existing outdoor dining space. There is no change in size or scope of the restaurant space. There will be a slight increase in fenestration to the structure from the improvements, however the frontage remains non-conforming to present day requirements.

Recommendations Regarding Variations:
None
The DRC made the following recommendations:
• Correct the site plan included with the application so that the portion of the site currently under construction—particularly the access to Peachtree Road—matches the plans approved under the previous SAP. The proposed restaurant improvements are not intended to modify the previously approved site work, ingress/egress, landscaping or other improvements currently under construction.
• Upon opening of the restaurant, reach out to Livable Buckhead to learn more about programs and opportunities, such as Restaurant Week and discounted Transit Passes.
The Development Committee does NOT expect to see this applicant again provided no significant changes need to be made to the proposed plans that necessitate additional variations, and the City staff and/or Neighborhood Association requests additional input from the DRC.
