Buckhead Development: Why 3600 Peachtree Is Different

If it feels like Peachtree and Wieuca suddenly showed up everywhere, you are not wrong. With the news out, this is a good moment to look past the headlines and dig into how 3600 Peachtree fits into a much larger, years-in-the-making plan.
Overview. Plans are coming into sharper focus for a two-tower development that could reshape Buckhead’s northern skyline and mark one of the rare new Class A office bets in the post-pandemic era. Known as 3600 Peachtree, the project is being led by Crescent and is advancing alongside a broader, multi-phase redevelopment of the Church at Wieuca campus. Together, these initiatives represent a coordinated approach to land use, density, and pedestrian connectivity at one of Buckhead’s most prominent intersections.

A Prime Site With a Complicated History. The 3600 block of Peachtree Road, just north of Phipps Plaza at the Peachtree and Wieuca Road intersection, has seen multiple high-profile redevelopment ideas stall over the past decade. The church-owned property has hosted concepts ranging from hotel-condo hybrids to large-scale mixed-use villages, none of which ultimately moved forward. Crescent is now under contract to acquire approximately 2.5 acres of the church’s Peachtree Road frontage for the 3600 Peachtree project, anchoring a long-discussed overhaul of the corner that Bisnow first reported after filings with city review boards.

The 3600 Peachtree Proposal. Crescent’s plan calls for a two-tower mixed-use development combining office, residential, and street-level activity. The office tower would rise 22 stories and contain approximately 425,000 square feet of Class A space and 6500 square feet for ground floor retail/residential use along Wieuca. Meanwhile, the residential tower would reach 31 stories and contain roughly 300 luxury apartments under Crescent’s Novel brand. The office component is positioned as a next-generation workplace with shared amenities and parking with the residential tower. These amenities include 135,500 square feet of shared public and private outdoor space including a terrace overlooking Buckhead along with spa-style fitness and wellness facilities, indoor and outdoor lounges, conference and training spaces, and multiple alternative work environments distributed throughout the building. The combined structure will also house a seven-level parking deck with 1190 spaces shared between the two towers. The structure intentionally concentrates height and density along Peachtree Road while transitioning to neighborhood-scale housing and open space closer to residential areas north of the project site. Crescent has described the project as “Buckhead’s most sophisticated office destination.”
Design and Development Team. The project brings together a mix of national and Atlanta-based firms including Pickard Chilton as architect for the office tower, Niles Bolton Associates as architect for the residential tower, HSR Development Services providing development services, Partners Real Estate leading office leasing, Kimley-Horn handling civil engineering, and Ironwood Design Group responsible for amenity deck and ground-level landscape design. These team roles have been referenced in reporting on the project’s conceptual filings and design previews.
The Bigger Picture at the Church at Wieuca. While 3600 Peachtree has drawn attention for the 344-foot tall mix use component, it is one piece of a much larger, unified redevelopment strategy for the church’s roughly 12.4-acre campus spanning Peachtree, Wieuca, and Peachtree Dunwoody roads. The latest campus-wide plan will eventually include 38 townhomes, 11 single-family homes, and 234,000 square feet of greenspace with new and enhanced pedestrian connections between Wieuca Road and Peachtree Dunwoody Road. In addition to private development, the church itself is pursuing a separate phase that includes demolition of three existing buildings and construction of a new two-story church facility over podium parking to support expanded worship and educational uses. Those components will be filed under their own respective Special Administrative Permits at a later date and are distinct from the Crescent Acquisitions project.
Development Review History. The coordinated vision now taking shape reflects a multi-year review process. The redevelopment framework first appeared before the SPI-9 Development Review Committee in August 2021, when the church introduced an early unified concept focused on land use, density transitions, and long-term infrastructure planning. A second DRC visit in May 2023 refined the master development approach and addressed pedestrian connectivity, streetscape standards, and infrastructure coordination, particularly in relation to the planned Wieuca Road and Phipps Boulevard roundabout. This extended review period helped establish a predictable planning foundation that allows individual components such as 3600 Peachtree to advance under separate but aligned review tracks. Pedestrian Realm and Streetscape Changes. A major focus of SPI-9 review has been the pedestrian experience and its relationship to upcoming transportation infrastructure. Along Peachtree Road, the applicant requested increasing the amenity zone from 5 feet to 7 feet and reducing the clear walking zone from 15 feet to 13 feet to align with Georgia Department of Transportation clear zone requirements; the committee requested formal GDOT and City of Atlanta documentation before endorsing the change and expressed a preference to remain as close as possible to the 15-foot standard. Along Wieuca Road, the amenity zone would expand to 8 feet while the supplemental zone would be reduced to 7 feet to accommodate the planned roundabout at Phipps Boulevard, a variation recommended for approval. The committee also recommended approval of a variation allowing block lengths to exceed 400 feet along Wieuca Road due to limited access created by the roundabout, and approved an additional variation to exceed maximum supplemental zone width to align new construction with the historic sanctuary, citing topographic constraints. The committee indicated it does not expect the applicant to return unless significant plan changes or additional variations are required. A Rare Office Signal for Buckhead. If built, the 3600 Peachtree office tower would stand out in a market that has seen few new office projects advance in recent years amid higher interest rates, rising construction costs, and evolving workplace norms. Crescent’s leadership has framed the project as a response to tightening availability of highly amenitized Class A space in Buckhead, particularly for large users seeking contiguous floorplates in a premier location. What Comes Next. Crescent has not yet announced a construction timeline or groundbreaking date for 3600 Peachtree, with additional details expected as the project continues through city review. Taken together, the Crescent towers and the Church at Wieuca campus plan represent a turning point for a site long defined by unrealized concepts, distinguished this time by a coordinated, master-planned framework that integrates high-rise development, neighborhood-scale housing, church facilities, greenspace, and pedestrian infrastructure into a single long-term vision for one of Buckhead’s most visible corners.
