 In Development

Description: The applicant returns to the DRC with a partial demolition plan to remove the full enclosure of the deck that they constructed without permits. Additional recommendations for the applicant:
The DRC made the following recommendations:
• Maintain a continuous, clearly defined pedestrian walkway along the Piedmont Road frontage, making sure the sidewalk pavement crosses the newer, widened driveway.
• Ensure the final driveway/sidewalk design complies with applicable accessibility requirements, including appropriate grades, elevations and clear passage for wheelchair users.
• Provide the DRC with the final GDOT-approved plans for the driveway and sidewalk improvements so the committee can confirm the treatment of the sidewalk, driveway radii, elevations and accessibility.

• Coordinate with the Office of Zoning and Development regarding whether the parking-lot and sidewalk improvements should be incorporated into the SAP package or otherwise documented as part of resolving the outstanding site improvements.
• Remove the existing building enclosure and restore the railing/parapet surrounding the patio to the height and configuration approved under the previous SAP.
• The applicant shall not enclose the patio seasonally.
• Confirm that adequate emergency-egress clearance is maintained between the stair landing and the permanent dumpster enclosure. Coordinate with the Office of Buildings as necessary and provide sufficient dimensional information on the plans to demonstrate the required clearance.
• Provide the DRC with a copy of the final SAP package and drawings submitted to the City.
• Resolve the remaining previously required site improvements and outstanding compliance items so that the property, including the parking lot and Piedmont Road frontage, is brought fully into compliance.

The Development Committee does NOT expect to see this applicant again provided no significant changes need to be made to the proposed plans that necessitate additional variations, and the City staff and/or Neighborhood Association requests additional input from the DRC.
