Description:

The application proposes the redevelopment of an existing parking lot with a new mixed-use development consisting of a podium parking deck with a residential tower and a combined office and residential tower with ground floor retail. The project will provide 415 multifamily units to the Buckhead community. In addition, the revised site plan will provide improved pedestrian connectivity to Peachtree Rd and will allow for a future connection to Path400 and the proposed Park over GA400.

Recommendations Regarding Variations

Section 16-18L.014(b)(i): Variation to allow the max curb cut width along a private street (Tower Place Dr.) from 36’ max to 89’ total including one- 24’ width near the Marta concourse at the northwest and a 65’ width extension at the current terminus point of Tower Place Dr. to the southeast.

Recommendation: The committee recognizes that this variation was approved with the previous special administration permit application. The committee recommends the approval of this variation.

Recommendations:

The committee made the following observations/recommendations:

  • The committee commends the applicant for the improved site design.
  • The committee applauds the applicant for improving the design of the project in order to address future park and trail development opportunities.
  • The committee commends the applicant for improving the pedestrian experience and addressing ride sharing technologies in the revised design of the site.
  • The committee recommends the applicant to coordinate with MARTA to discuss any closure or revised access around the Buckhead Marta Station during construction.
  • The committee recommends that the new tenant pursue LEED and/ or other sustainability certification for the project.
  • The committee recommends that the new tenant coordinate with Livable Buckhead to address alternative commuting options for future employees.

  The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
