Buckhead on the Move: New Development, Better Connections and Major Infrastructure Milestones

 In Development

From luxury residential towers and pedestrian improvements to a major Beltline milestone, continued investment is shaping Buckhead’s future.

Buckhead’s landscape is changing, with several recent announcements highlighting continued investment in the district and surrounding community. New residential developments are moving forward, major transportation improvements are reaching completion, and a significant milestone for the Atlanta Beltline brings the city closer to completing one of its most ambitious connectivity projects. Here’s a look at some of the developments making headlines.

Luxury Residential Development Continues in Buckhead

Two residential projects are adding to Buckhead’s luxury housing landscape, with both targeting completion in 2028.

Kolter Urban is developing Elyse Buckhead, a 20-story luxury condominium tower at 102 West Paces Ferry Road. The 194-residence project will offer one- to three-bedroom homes priced from approximately $1 million to more than $7 million. The development has already generated $100 million in sales, reflecting continued demand for new luxury condominiums in Buckhead. The tower is expected to open in late 2028 and will include approximately 63,000 square feet of indoor and outdoor amenities. The project represents Kolter Urban’s third luxury condominium development in Buckhead in four years.

Elsewhere, Corso Atlanta, the Paris-inspired senior living community at 3200 Howell Mill Road, is expanding with an additional 11-story residential tower. Developed by Galerie Living, the expansion will add 110 independent and assisted living residences, along with new dining, wellness and retail offerings. The project, which held its groundbreaking ceremony on October 1, is scheduled to open in spring 2028. The expansion builds on Corso’s existing hospitality-focused approach to senior living, which includes restaurants, gathering spaces and an extensive collection of resident amenities.

Together, these projects illustrate continued investment in residential options serving different stages of life in Buckhead.

Major Improvements Enhance Buckhead’s Walkability

Two significant infrastructure projects led by the Buckhead Community Improvement District have officially been completed, bringing improvements to pedestrian access, bicycle connectivity and traffic circulation.

The Wieuca Road and Phipps Boulevard roundabout, Atlanta’s first multilane roundabout, replaces a complex intersection with a redesigned traffic configuration. The $4 million project includes bicycle lanes, improved crosswalks, new signage and an 85-foot landscaped center island.

The Lenox Boardwalk, a $15.6 million investment, has also reached completion. The approximately 0.44-mile elevated pathway runs along Lenox Road between the Lenox MARTA station at East Paces Ferry Road and Peachtree Road. With a 10- to 12-foot-wide pedestrian pathway, improved lighting and landscaping, the boardwalk creates a more direct connection among transit, shopping, hotels, offices and surrounding destinations.

The improvements are part of a broader effort to make Buckhead safer and easier to navigate for people traveling by foot, bicycle and vehicle. Additional phases of the Lenox Road Complete Safe Street project remain in development.

Atlanta Beltline Secures Land for Entire 22-Mile Loop

The Atlanta Beltline has reached a major milestone in its effort to complete the city’s 22-mile trail loop by 2030. Atlanta Beltline Inc. announced that it has secured the property rights and easements necessary to construct the entire mainline trail, completing a land acquisition effort spanning more than two decades. The undertaking involved nearly 200 real estate closings, approximately 90 property acquisitions and 230 easements covering more than 270 acres. The total investment in securing the corridor exceeded $200 million. While the milestone does not mean construction is complete, it removes a major hurdle to connecting more than 45 Atlanta neighborhoods through a continuous network of trails.

Of particular interest to Buckhead is the planned 4.3-mile Northwest Trail, which will connect Blandtown with the Lindbergh and Morosgo neighborhoods, linking the Westside and Northeast portions of the Beltline. The final land acquisitions also included property at 2110 Peachtree Road in Buckhead. As Atlanta’s trail network expands, these connections will complement other regional investments in walking and bicycling infrastructure, including PATH400, helping create more opportunities for residents to travel between neighborhoods without relying exclusively on cars.

A District Continuing to Evolve

Taken together, these announcements reflect several important aspects of Buckhead’s continued evolution: residential investment, more connected streets and trails, and infrastructure improvements that support a more accessible and connected community. As these projects progress, they will help shape how residents, workers and visitors experience Buckhead in the years ahead.
