Project Description

The applicant is proposing to expand an existing 1.5 story office building in a former residential structure on Pharr Road. All construction will occur at the rear of the building and will not be visible from the street. The scope includes a 12.5×18 bump-out of the foundation to allow the creation of a new conference room on the first floor and a pair of offices on the second floor for a total addition of 450 sq feet to the existing 1500 square foot building.  The applicant will also construct a new wooden ADA ramp immediately adjacent to the expansion. This represents roughly a 30% expansion in floor area. No change is proposed to the front elevation.

Additional Recommendations:

The applicant should include the current square footage of the existing structure and update the site survey and plan to show the newly striped parking spaces. In respect to the parking spaces, one near the future ramp should be marked and striped in accordance with ADA regulations.

Additionally, the DRC recommended that the Kevin Patrick Law Office provide information to their employees on how to utilize the Buc Shuttle and invited firm to join Livable Buckhead as a member.

The Development Committee does NOT expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the city staff and/or Neighborhood Association requests additional input from the DRC.
