Recommendations Regarding Variations:

 

Section 16-18L.014.3 Continuation of paving material and widths across intervening driveways.

Recommendation:  The committee recommends the applicant revise the plans to comply with the zoning code requirements.

 

 

Section 16-18L.008 Table 4 Open Space requirements:  Commercial properties in subarea 1 are required to have 15% open space.

Recommendation:  The committee notes the open space provided is an existing condition for this building and recommends a variation be granted should the applicant determine that it is needed.

 

Section 16-18L.010.3.b:  75% of the supplemental zone should include hardscape accessible to pedestrians to access.

Recommendation:  The committee recommends approval of this variation request.

 

Section 16-18L.017: Minimum Bicycle parking Requirements

Recommendation:  The committee recommends the applicant revise plans to show appropriate bicycle parking to satisfy the code.

 

Section 16-18L.018: Developments over 50,000 sf are required to join the transportation management association.

Recommendation:  The committee recommends the applicant comply with this section of the code by joining Livable Buckhead at the community champion level for commercial office buildings.  The annual membership dues for this level are calculated upon the square footage of the building and are currently $.0103 per sf.  Contact Denise Starling 404-842-2682 for additional information.

 

Section 16-18L.016.6.i and ii:  Carpool and Vanpool Parking space designation requirements.

Recommendation:  The committee recommends the applicant revise plans to show the provision of carpool and vanpool parking to comply with the code requirements.

Recommended Changes:

 

  • The committee suggests the applicant exceed the code requirements to provide a secured bicycle room and showers given the proximity of this location to PATH400 and the focus on millennial tenants.
  • The committee recommends the applicant consider pursuing FITWEL certification. For more information about this certification for healthy buildings visit fitwel.org
  • The committee recommends the applicant coordinate with Livable Buckhead to take part in the community-wide recycling program. livablebuckhead.org

 

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
