Project Scope:   The applicant is proposing to construct a 30×10 foot aluminum canopy over the front entrance. The canopy will be approximately 12-13 feet above the entry level. There are no other proposed changes to the building, its uses or fenestration. 3445 Peachtree Road (Lenox Road Canopy).

 Recommendations Regarding Variations:

One variation is required for this proposal.

  • 16-18L.010(5) – Cantilevered portions of buildings (the canopy will be less than 24 feet above the supplemental zone.)

The DRC recommended approval of the identified variation above for the following reasons:

  • Placing the entrance canopy 24 feet above the entrance is not a practical place to protect people from entering and exiting the building from the elements.
  • The intent of the code section is to shape the building envelope to prevent encroachment into the right of way.
  • Due to topography, the existing site already was located approximately 4-5 feet below sidewalk.

Additional Recommendations:

The DRC recommended that the City of Atlanta Office of Buildings reconsider the determination that the previously proposed design that placed the building numbers above the canopy as a “roof sign.” The original design is more aesthetically pleasing and in-line with other buildings in SPI-12 with canopy signage extending above the canopy level itself. The committee believes the intent of rooftop signage relates to the roofs of the actual structure, not protective canopies extending into the supplemental or walk zones.

The Development Committee does NOT expect to see this applicant again provided no significant changes need to be made to the proposed plans that necessitate additional variations, and the City staff and/or Neighborhood Association requests additional input from the DRC
