Description: Due to the poor existing condition of the original wood roof structure, Selig intends to demolish the building and rebuild on the existing slab. The design intent is to mimic the existing neighboring shopping center in both building height and material appearance. We are proposing a raised parapet height of 16 feet and an interior ceiling height of 12 feet clear with a new exterior masonry fire rated shell with a stucco veneer and decorative storefront.

Recommendations Regarding Variations:
Sec. 16-18I.017- The applicant requests a variation to allow the minimum height of the building façade facing a Type 1 or Type 2 street from 18 feet to 16 feet.

Recommendaton:  The committee recommends approval of the requested variation to allow for consistency and cohesiveness with the adjoining structure.

Additional Considerations:

• The committee recommends coordination with Darion Dunn at the Buckhead CID to ensure consistency with the future streetscape improvements on Peachtree Road.

  The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
