Recommendations Regarding Variations: 

No variations are required, therefore, the committee recommends approval of the proposed modifications. However, the sidewalk across the front of the property is in extreme disrepair and the committee recommends the City require the sidewalk to be reconstructed by the property owner in accordance with Code recommendations as part of the renovations. Grandview is designated as a Type 3 street in the code which requires a 10 foot walk zone and 5 foot amenity zone per Section 16-18I.015.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
