Buckhead Medical Center will feature an array of capital improvements designed to optimize both the patient and provider experience.
A major shift is underway at Piedmont Center, where CP Group is transforming four office buildings into Buckhead Medical Center, a new Class A medical office destination in the heart of Buckhead. The move reflects a broader effort to reposition the 2.2-million-square-foot campus into a more dynamic, mixed-use environment while responding to growing demand for outpatient healthcare space. Located at 3495 Piedmont Road, the project will convert the former Fountains at Piedmont Center into roughly 85,000 square feet of medical office space. Backed by an estimated $20 million investment, the redevelopment is designed to meet a clear gap in the market: large, flexible spaces for private practices, specialty providers, and expanding health systems that want to operate outside of traditional hospital settings.
Rather than a standard clinical environment, Buckhead Medical Center is being designed with a more patient-centered approach. Plans include a covered drop-off and valet, a dedicated parking deck, digital wayfinding, and on-site amenities like a café and pharmacy. For providers, the project adds features rarely found in typical medical office buildings, including a physicians’ lounge, fitness center, and dedicated parking. Existing infrastructure capable of supporting imaging and surgical uses further accelerates the ability for tenants to move in and operate quickly. The project is also tied closely to the broader evolution of Piedmont Center. CP Group’s master plan for the campus includes new retail and dining, walking trails, green space, and expanded shared amenities, creating a more connected and walkable environment. Medical tenants at Buckhead Medical Center will be part of that larger ecosystem, positioning the project as a healthcare destination within a lifestyle setting rather than a standalone office conversion.
This strategy comes at a time when Atlanta’s traditional office market is facing rising vacancies, while demand for medical office space continues to grow. By leaning into healthcare, CP Group is making a calculated bet on long-term stability while helping redefine how existing office campuses can adapt to changing needs. The first move-in-ready suites are expected later this year, with additional phases continuing through 2027. As those pieces come together, Buckhead Medical Center represents both a practical response to market conditions and a broader shift in how Buckhead continues to evolve.
