Description: conversion of former 5154sf restaurant tenant space to retail space to include subdividing the former space into 2 white box suites. The entire space is 9,752sf, of which 4598 will remain as is.

Recommendations Regarding Variations:
Section 16-18I.023.4 Off street parking must be screened from the adjacent streets by a decorative wall or berm between 30 and 42 inches in height.
Recommendation: The applicant noted the Peachtree frontage incorporates a berm to satisfy this requirement, but this is not readily evident from the plans. The committee recommends the applicant ensure they meet this requirement.
Recommendation: The committee recommends the Applicant be required to satisfy this screening requirement for the Pharr Road property frontage.
Section 16-18I.023.3 Off street Parking lots shall not be located between the building and street.
Recommendation: The committee recommends the variation be allowed as the lot on the Peachtree frontage is a pre-existing condition. However, the current plans expand the lot which would further the level of noncompliance therefore the committee recommends the parking lot size be reduced to match the existing condition.
Section 16-18I.027 – Architectural materials. The applicant indicated plans to incorporate EIFS into the renovation materials palette.
Recommendation: The committee recommends the applicant eliminate the use of this material completely, or at least meet the requirements of the zoning which limit its use to no more than 30% of the total exterior facing public streets.
Section 16-18I.020.1: all sidewalk paving materials should be continued across any intervening driveway.
Recommendation: The committee recommends the applicant revise plans to reflect compliance with this requirement along the Peachtree frontage.
Section 16-18I.015 Streetscape Regulations Table
Recommendation: The committee recommends the applicant ensure compliance with the tree and light fixture spacing on Peachtree Road – a Type I street in the table. (40’ on center for both).
The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
