Description: Applicant requests to modify exterior elevations from what was shown on SAP 21-095 to combine storefronts and relocate adjacent parking spaces to create a unified appearance and additional outdoor seating for tenant. The existing brick portion would be extended to cover the former Smoothie King storefront, which would be converted into an entrance to the restaurant with similar window and door treatments to existing renovations completed under SAP 21-095.  No changes in size, fenestration or uses.

Variation Requested: None

 The Committee and staff discussed the project at greater depth and focused on the pedestrian / vehicular conflict areas within the shopping center and the various surface treatments that reduce that. There was additional discussion on the concurrent BCID improvements along Piedmont Road, change in parking spot locations and other development-specific features in the rest of the Buckhead Landing shopping center. The committee felt the changes proposed for the Burton’s Grill location would be a positive improvement to the area. Denise Starling added that the owner, Regency, should be a member of Livable Buckhead as part of the Transportation Demand Management requirement of the original plan.

Thomas Otoo from the City of Atlanta OZD added that the city would be looking for clearly delineated pedestrian crosswalks on the plans and a half page description of what is changing on the plan from the original SAP and this proposal from Regency. He clarified that no amendment would be needed to the SAP.

Recommendations Regarding Variations: None

Additional Recommendations:

The Development Review Committee recommended the applicant make sure the pedestrian crossing is clearly defined from the dining area to the stairs to Piedmont Road to the east and the main parking lot area to the south. Denise would follow up with Regency management about the TDM component with Livable Buckhead.

The Development Committee does not expect to see this applicant again as no significant changes need to be made to the proposed plans that necessitate additional variations, and the City staff and/or Neighborhood Association
