Recommendations Regarding Variations:

 

Section 16-18I.007: Carwash is not allowed as a principal use on the site.

 

Recommendation:  The committee notes the construction of the carwash should be considered an accessory use to the existing auto dealership.

 

Section 16-18I.008:  A Carwash is not an acceptable accessory use

 

Recommendation:  The committee notes the dealership currently includes a carwash and does not consider the relocation of the carwash to constitute further noncompliance with the code.

 

Section 16-18I.020.3.b:  Drive in facilities should not be visible from the public right-of-way along Type 1 and 2 streets.

           

Recommendation:  The committee recommends the applicant modify the plans to incorporate a landscape berm adjacent to the sidewalk and incorporate tree and evergreen shrub plantings on the top of the berm to shield the propose carwash from view.

 

Additional Recommendations: 

  • The committee recommends the applicant add another landscape area and tree to the rear of the site.

  The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
