Description: Modifications to existing restaurant area to break into social banquet space with the addition of exterior terrace open to sunlight. Work will include removal of existing façade and replacement with precast concrete and glass curtain wall. Terrace will have glass railing and potentially sunshade.

Recommendations Regarding Variations:
Section 16-18L.011(2)(iii)(a) and 16-18L.011(4): Fenestration Requirements: Peachtree Road and Primary streets will have a minimum of 65% fenestration
Recommendation: The committee recommends the applicant calculate the percentages in the design and satisfy the requirements of the code.
Section 16-18L.011(2)(a)(ii): The length of the façade without intervening fenestration or entryways shall not exceed 20 feet.
Recommendation: the committee recommends the applicant revise plans accordingly to satisfy the code requirements. (Reference to drawing A6-01)
Section 16-18L.011(5)(a): Where sidewalk-level pedestrian entrances are required the following additional provisions apply: Entrances shall be architecturally articulated, and face, be visible from and be directly accessible from the adjacent public sidewalk.
Recommendation: The committee recommends that applicant reconsider the design of this entrance and make efforts to emphasize its presence, connect it visually and physically to Peachtree Road and satisfy code requirements.
The Development Committee expects the applicant to make the modifications noted herein and provide by email revised plans for the committee’s consideration. Provided all concerns are addressed, the committee will not likely request the applicant to revisit the DRC. However, the committee reserves the right to request the applicant to reappear should significant changes be made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
