The applicant is proposing three main changes to the property:
- Pave the gravel surface lot to the rear of the site adjacent to Pharr Road including providing an internal ramp from this lot to the existing lot to the east. This change would include eliminating the existing curb cut on Pharr Road that currently provides access to the gravel lot and would not add additional parking spaces.
- Reconfigure the street frontage along East Paces Ferry Road to remove all but one of the “boulders” currently used to showcase the vehicles replacing it with a 5’ landscape strip with low shrubs.
- Modify the western most curb cut on the East Paces Ferry Road frontage.

Recommendations Regarding Variations:
Recommendation: Along Pharr Road, the applicant has included a landscape strip and two trees along the sidewalk. The committee recommends the applicant include low growing shrubs to provide a visual barrier between the sidewalk and the parking.
Recommendation: The committee recommends the applicant remove the gravel/paved area on the westernmost corner of the site on east Paces Ferry – adjacent to Antica Posta – to include landscape with some trees and shrubs to hide the fence topped with barbed wire.
Recommendation: The committee recommends the westernmost curb cut on East Paces Ferry be brought up to City standards.
Recommendation: The committee recommends the applicant eliminate the middle curb cut on East Paces Ferry and continue the proposed 5’ landscape strip along the streetscape in this area.
Recommendation: The committee recommends the applicant consider minimizing the paving of the gravel lot to the extent possible to satisfy parking demand and reduce the impervious surface.
The committee advised the applicant that the gravel lot must be officially combined with the rest of the land in order to allow its use as a parking lot.
The applicant to advised to contact the Buckhead Community Improvement District to explore their streetscape program for potential partnership opportunities.
The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
