Description: New construction of a 4,730 sf bank with two drive through windows and a bypass drive.  Access provided from Peachtree and East Shadowlawn.  Parking to the rear of the site and additional employee parking accommodated on another nearby property.

Variation Requested: None

Recommendations Regarding Variations:

Section 16-18I.020(2)(b) – Driveways shall be no closer than 100 feet from the nearest adjacent intersection or driveway.

Recommendation:  The committee notes the applicant has located driveways to maximize the distance from the intersection of Peachtree and East Shadowlawn and therefore, recommends approval of the requested variation.

Section 16-18I.017(2): All pedestrian entrances shall face and be directly visible from the street.

Recommendation:  The committee recommends the applicant reorient the doors on the East Shadowlawn side of the building to directly face the street (perpendicular to the street).

Additional Recommendations:

            The Community Improvement District (CID) is currently working to implement a new street section along Peachtree Road to enhance the operation and aesthetics of the roadway.  This project will likely require an additional 5 feet of right of way from the property.  The committee recommends the applicant coordinate with Darion Dunn at the CID to accommodate this project.

            The committee recommends the applicant incorporate curb cuts and striping in the parking lot to delineate pedestrian circulation from the three parking spaces along the access drive on the easternmost edge of the site.

            The committee recommends the applicant coordinate with public works to determine whether the parallel parking space adjacent to the Shadowlawn entrance is in a desirable location.  The committee supports removal of this space and expansion of the landscaped area.

 

 The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
