Project Scope: Parking Deck expansion/consolidation and plaza development
The proposed project includes the expansion and renovation of the existing back side of the office building to incorporate surface parking into an expanded structured parking deck with rooftop park and amenity structure. The current parking serving the building including the existing deck and adjacent surface lot is 1093 spaces, the new count will be 1004. The deck will have direct vehicular ingress and egress from Peachtree Road and Tower Place Drive. Loading will be accessed from Tower Place Drive. Existing access to 3348 will not be altered.

Recommendations
The committee raised questions for the City staff to address regarding the implications and possible unintended consequences of the parking consolidation – specifically whether it triggers the Buckhead parking overlay requirements, whether the surface lot will be grandfathered as an allowed use as a stand-alone parking lot, and how parking requirements are calculated given the fact that the project consolidates parking from two separate parcels.
The committee commends the applicant on developing new publicly accessible, but privately owned, greenspace in the heart of the City’s lowest parked council district.
The committee commends the applicant for planning ahead to design for the future integration with HUB404 and PATH400.
The committee commends the applicant for designing to include potential parking deck connections to the neighboring development which could accommodate future shared parking with minimal reconfiguration.
The committee commends the applicant for including public art in the proposed development and recommends that it be incorporated into future community art programming such as the Mile Long Museum.
Variation Requested: No variations are necessary.
The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
