Description:

The proposed development includes modifications to the building façade including demolition of the front porch, removal of the existing sidewalk, addition of a vestibule, addition of sidewalk to Maple Drive.   The current 17 parking spaces will be maintained and modified to satisfy ADA requirements.  The back side of the development will be modified to include a double door with overhead canopy to provide customer access from the parking area.

Recommendations:

The committee made the following observations/recommendations:

  • The committee noted the need for minor repairs to the existing sidewalk and driveway apron and suggested the applicant contact 311 to request the City make the necessary repairs.
  • Section 16018I.017.5.a – Fenestration requirements. The committee does not believe that a variation is needed to satisfy the 65% fenestration requirement, however, should the City staff determine otherwise, the committee supports the approval of a variation.
  • Section 16-18I.025 – Bicycle Parking Requirements. The committee recommends the application ensure parking requirements are satisfied and located on the plans.
  • Section 16-023.5.b.II.4 – Shared Parking. The applicant indicated they did not have plans to allowed shared use of the parking on the site, however, should this plan change the applicant should be required to comply with the requirements of this section.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
