Description: Originally, this proposal was for the development of a wine shop, which will include an area for tasting and browsing. The development originally consisted of two retail levels, no food service, totaling 4200 sf.

Modifications to the plan were submitted to the City of Atlanta for consideration and were raised the committee by Nathan Brown.  Going forward the development will consist of a food service and dining area, where alcohol will also be served. The dining area will be confined to the ground floor.

The façade plan has not changed and will consist of painted brick, limestone, slate roofing, steel doors and windows, and flagstone.

Discussion Regarding Changes to Development:

Sec. 16-18I.023: OFF-STREET PARKING REQUIREMENTS; Changes to the supplemental use of this development from retail to food service has triggered the parking minimum requirement. Based on the supplemental use and square footage of this development, the minimum required parking is 6 spaces. Constraints at the property allow at most 5 parking spaces, as shown on the most recent site plan. The applicant has entered into a shared parking agreement with an adjacent property owner to meet this requirement.

Recommendation:  The committee supports the shared parking agreement that allows for the developer to meet the minimum parking requirements listed in Sec. 16-18l.023. The committee recommends that City staff ensure code requirements pertaining to shared parking, including provisions that regulate parking signage and marking.

The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
