Project Scope: Revised scope to allow existing building to remain with some efforts to rehabilitate it – painting plywood on windows, and add a chain link fence along the Peachtree Road frontage.

Recommendations
The committee recommends the applicant demolish the existing building footprint for the main portion of the building down to the concrete slab which can remain.
The committee recommends the applicant demolish the entire front patio structure including any underlying foundations and/or slab – taking it down to the underlying dirt.
The committee recommends the applicant install powder coated or vinyl black fence no more than 8 feet in height at the rear of the demolished patio and parallel to Peachtree frontage. The fence should tie in to the perimeter fence on the site allowing for it to be completely secured. No gates should be included in the fence along the Peachtree frontage.
This area between the fence and the sidewalk should be planted in such a manner that provides screening plant material along the fence line to minimize visibility from the street and sidewalk and also discourage urban camping. American Hollies or similar plant material are suggested. The screening landscape should be no less than 8 feet in height at the time of its installation. The landscape plan should also include lower shrub material between the screening material and the sidewalk in an effort to discourage access to the area and discourage urban camping. The landscaping should be maintained in a manner commensurate with its location on Buckhead’s signature boulevard.
It is not the intention of the committee for the installation of the fence at this time be used in the future redevelopment plan reviews as the basis of any argument to eliminate or reduce the number of curb cuts. Future development plans should be evaluated based upon the existing site conditions which currently include two curb cuts on Peachtree Road frontage
The Development Committee does expect to see the resulting plan prior to approval of the SAP by the City staff. This review will be completed electronically in the interest of time given the safety concerns associated with this project.
