Description:
The applicant proposes to convert a former restaurant space for use as a sales and construction office for a pending condominium construction project located elsewhere. The space will be gutted and refitted internally for office use. The existing porch feature for covered dining will be demolished and replaced with a significantly smaller porch area to be created under the new 17-foot-high green wall façade to be constructed in front of the existing structure. The new façade will include lighting, green wall element and signage. The existing windows and door will not be modified in the applicant’s proposal, however the rest of the exterior on the front and sides will be repaired and painted and/or reclad in new material as warranted. The parking lot will be repaired and restriped to accommodate five parking spaces, one of which will be ADA-compliant. Along the sidewalk and property edge to the west, the applicant proposes creating a new landscape buffers. They will also update the existing street front signage, however no details were available on that. They will not alter the sidewalk and utilize the existing curb cut as-is.
