Recommendations Regarding Variations:
Section 16-18I.014(1): The applicant requests a variation to not construct the required intervening street or publicly accessible walkway on a block face longer than 400 feet on East Paces Ferry.
Recommendation: Due to the fact that a significant change in topography between this site and the adjacent site make the connection unfeasible, the committee recommends approval of this variation
Section 16-18I.020(2)(c)(iii) – The applicant requests a variation to allow an additional curb cut on East Andrews to provide for a one-way movement of traffic access to the site.
Recommendation: The committee recommends approval of the requested variation provided it is used for ingress only.
Section 16-18I.020(2(a) – The applicant requests a variation to allow the additional curb cut on East Andrews– allowing ingress only – to exceed the 12’ allowable radius to accommodate service and delivery trucks.
Recommendation: The committee recommends approval of the requested variation.
Section 16-18I.012: The applicant requests a variation to reduce the percentage of the property fronted by buildings located no greater than the maximum distance from the required walk zone from 60% to 56% on West Paces Ferry Road and 54% on East Andrews.
Recommendation: Due to the unique curvature of the proposed building design that responds directly to the Atlanta History Center Plaza across West Paces Ferry, the committee recommends approval of the request.
Section 16-18I.024: Membership in Transportation Management Association
Recommendation: The committee recommends the applicant comply with the code requirements by joining Livable Buckhead prior to the issuance of a certificate of occupancy.
Additional Recommendations
The committee commends the applicant on their attention to sustainability practices in their design incorporating green walls, LED, stormwater reclamation, enhanced insulation, permeable pavers and effort to achieve LEED silver status.
The committee recommends the applicant incorporate public art into the exterior of the development – particularly sculptural in the plaza area fronting the intersection of West Paces Ferry and East Andrews Drive.
The committee recommends the applicant work closely with Livable Buckhead to provide monthly transit passes and buc shuttle service for its workforce and residents.
The Development Committee does not expect to see this applicant again unless significant changes are made to the proposed plans that necessitate additional variations or the City staff requests additional input from the DRC.
