Buckhead Development in 2020
Quite a bit changed in 2020. No, I’m not talking about social distancing or face masks or remote working or even virtual learning. Not those pesky things that have defined the year – I’m talking development.
While many of us were ensconced in our home offices going about our usual daily routines seeking out our neighborhood streets and local parks to get our steps in, Buckhead was going gangbusters.
As the person who hosts the monthly Development Review Committee meetings, I had it in my head that development was moving slowly… that COVID had nearly paralyzed development. We only saw about a dozen development proposals throughout the course of the year. Granted, two of those were big sexy ones including a proposed hotel and residential tower at 3630 Peachtree and a complete re-imagining of the back of 3350 Peachtree Road that ties into the future HUB404 park that is super cool, but the rest were small inconsequential stuff.
But then I had occasion to come back into the office and was blown away by all the activity that was going on! All those development proposals that we saw in prior years are coming to fruition. It seems the development community was out there taking advantage of the empty streets and getting their work done.
If you haven’t explored Buckhead recently, here are some of the highlights of changes on the horizon (literally):
- Nobu Hotel & One Phipps Plaza [Hotel, Office, & Retail] development is well underway,
- The Element Hotel on Piedmont Road is almost finished,
- Modera on the Loop/Piedmont has completely changed the feel of the intersection Buckhead Loop and Piedmont Road and is already leasing up,
- Camden has created a small city on East Andrews at Roswell Road,
- Thompson Hotel is well underway on East Paces Ferry,
- Hyatt Centric Hotel is creating a new first sight of Buckhead coming north from the City on GA400,
- The adaptive reuse condo conversion on East Paces Ferry is done
Moreover, the CID has been actively working with the City of Atlanta and GDOT to repave our key roads including the Buckhead Loop (Lenox Road), East Paces Ferry, and Wieuca which makes for a much nicer ride and they have also done some great sidewalk work in the village as well.
